| THE
MASTER PLANNING PROCESS

The most basic aspect of developing
a solid master plan is in establishing goals
for growth toward which to strive. Once these
goals are established and the pertinent information
is gathered, the master planning process begins.
The process generally proceeds
as follows:
- An initial work session
would be held to review, refine and expand
upon the particulars of the Client’s
current and projected facility requirements.
- Additional special meetings
are set to explore needs in particular areas
as required.
- Based on the Client’s
input, governing regulations of the community
and restraints of the existing facilities
(where applicable) preparation of conceptual
site and building development plans will commence.
- Several alternative approaches
of meeting the design requirements will be
developed and presented to the Client for
review in a second work session. Each alternative
will be weighed in relation to each other
and with regard to all critical criteria.
Each alternative will indicate proposed location
of key functional areas and their relationship
to each other, phasing and budget costs based
on current estimated square foot and unit
costs.
- After review of the alternatives,
the preferred approach or combination of schemes
will be further developed to fully identify
key elements and spaces, phasing approach,
and budget estimates.
- The resulting master plan
will be reviewed with governing officials
to verify conformance with local zoning and
planning regulations.
- The master plan will again
be brought to the Client for review and approval.
- Any revisions required
as a result of the review will be made. Rendered
24" x 36" drawings showing all aspects
of the approved master plan will be prepared
for presentation.
Some additional informal communications
and conferences are anticipated in addition
to that in the specific work sessions.
